HOA Meeting Minutes

December 8, 2024

Meeting called to order at 2:00pm by Jeff Greeno

  1. Financials for 2024
    1. Increase in 2025 Dues to $150. Dues letters to be mailed out week of November 9th.
      1. Last dues increase was 2015
      1.  Increase will help to increase base fund. We need to keep 1 year of dues for base fund.
      1.  Landscaping maintenance increase
      1.  Utility increase
      1.  New sprinkler heads needed
      1.  Island revitalization. (Sandy did most of the work. A Lot of items on islands were donated)
      1.  Accident in common area island. Waiting for reimbursement
  2. Trees:
    1. Not much to report on trees
      1.  Mayor/city council still researching options
        1. Talking with Arborist from Findlay
        1.  Going to workshop to learn more to make informed decision
      1.  Much discussion from neighbors regarding trees
        1. What was intent behind bylaw change? For consideration of removing trees/repair sidewalks at no charge to homeowners. (most want option to remove w/out replacement)
        1. Will residents be able to review report from arborist? Yes
        1.  It was suggested residents attend meetings to see report. Meetings are 1st and 3rd Tuesday of the month at 6pm.
        1.  It was also suggested residents could email request to see report to village administration.
        1. Is there a timeline for report? NO
        1. More discussion to include who put sprinklers in.
        1. Residents were informed that if they want to put a tree in front yard, Haynes has offered to sell trees at cost. This is not for street side of residents yard.
  3. Block watch
    1. The board offered to pay for signs but we are a separate entity.
    1. Block watch committee decided not to take money from HOA board.
    1. Sings cannot be installed on fiberglass poles unless straps are used.
    1. No scheduled meeting for Blockwatch committee.
    1. Sandy gave a report on crime in the area.
      1.  Low crime rate in the area
      1.  Camera that reads license plates to help w/crime rate are in the area
      1.  Discussion on deterrents for crime and need for block watch
        1. Use dusk to dawn bulbs
        1. Neighbors watch out for one another
  4. Website discussion
    1. Can information posted on Facebook be posted on the website? YES.
    1. Tim Gendro updated new website
    1. Jeff will look at website to make sure it is updated
  5. Rental property
    1. Nothing in bylaws regarding homeowners renting their homes
    1. Sandy suggested filing complaints on unkept properties, both owner-occupied or rental
    1. Sandy offered to start a group to help neighbors needing assistance with upkeep. More discussion on being neighborly.
  6. Need volunteers for HOA board
    1. Adam Hornack volunteered to be new board president
    1. Barb Logan volunteered to be Sgt at Arms
    1. Sarah Hornack volunteered to be new Treasurer. However, it was discussed that two people from the same household cannot sit on the board as each household can only have 1 vote.
